What the law asks of landlords
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have every gas appliance and flue they provide checked by a Gas Safe registered engineer every 12 months. A copy of the gas safety record must be given to existing tenants within 28 days of the check, and to new tenants before they move in. Records should be kept for at least two years.
The good news is the renewal timing works in your favour: the check can be carried out in the two months before the current record expires without losing the expiry date. Renew early and the new certificate still runs from the old expiry — so there's no reason to leave it to the last minute or risk a gap between tenancies.
At the end of the visit you get a completed gas safety record listing each appliance checked, any defects found, and the action taken — the document your letting agent or local authority will ask to see.
