Landlord Gas Safety Certificates (CP12) in Stowmarket & Suffolk

Annual gas safety checks for rental properties across Stowmarket and the surrounding Suffolk area — carried out by a Gas Safe registered engineer, with the paperwork handled properly and sent where it needs to go.

What the law asks of landlords

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have every gas appliance and flue they provide checked by a Gas Safe registered engineer every 12 months. A copy of the gas safety record must be given to existing tenants within 28 days of the check, and to new tenants before they move in. Records should be kept for at least two years.

The good news is the renewal timing works in your favour: the check can be carried out in the two months before the current record expires without losing the expiry date. Renew early and the new certificate still runs from the old expiry — so there's no reason to leave it to the last minute or risk a gap between tenancies.

At the end of the visit you get a completed gas safety record listing each appliance checked, any defects found, and the action taken — the document your letting agent or local authority will ask to see.

What the check covers

  • Appliance operating pressure and heat input checked against manufacturer specs
  • Flues and chimneys checked for safe removal of combustion products
  • Adequate ventilation to the appliance
  • Safety devices operating correctly
  • Appliance stability, connections and general condition

Using a letting agent? Agents often accept the gas safety record direct from the engineer — I'm happy to send the paperwork wherever it needs to go, so nothing gets lost between you, the agent and the tenant.

Never miss a renewal

As a customer you'll get an automatic reminder when the next check is due, so the certificate never lapses between tenancies — one less date for you to track.

Landlord gas safety — FAQ

Typically under an hour for a property with a boiler and a hob. It takes longer where there are more appliances to check, or if a problem is found that needs investigating properly.

The defect is recorded on the gas safety record and explained to you plainly. Where something is immediately dangerous it must be made safe — often that means disconnecting it, with your agreement, until it's repaired. I'll always talk you through the options and costs before any repair work is done.

Yes — combining the annual boiler service with the CP12 in one visit is common sense for a rented property. It saves arranging access twice and keeps both renewals on the same date. Just ask when booking.

Any time in the two months before the current certificate expires. Done in that window, the new record keeps the original expiry date — so renewing early never costs you time, and there's no reason to leave it to the last minute.

"We have used Nick for the install of a new boiler and the subsequent annual maintenance and have always found him to be courteous, professional, on time and tidy. I recommend using Nick for both gas related work but also general plumbing."
